What type of work can be done with the Florida contractor license?

Florida General Contractor License
  • General Contractors are unlimited in the type of work they can do.

  • Florida Building Contractor License
  • Building Contractors are able to work on commercial and residential structures not exceeding 3 stories in height. This includes accessory structures such as garage, guest house, etc.

  • Florida Residential Contractor License
  • Residential Contractors are able to work on one, two, and three family residences not more than two stories in height. This includes accessory structures such as garage, guest house, etc.

  • Certified Licenses vs. Registered Licenses
  • Certified General Contractor means a contractor who is allowed to contract in any jurisdiction in the State. A Registered General Contractor License holder may only contract in the jurisdiction where they fulfill the specific competency requirements. The information on this page is for becoming a "certified" contractor.

    • 4 years construction degree and 1 year exp.
    • 1 year work experience as foreman and at least 3 years of college credits
    • 1 years experience as worker, 1 year as foreman, & at least 2 years of college credits
    • 2 years experience as worker, 1 year exp. as a foreman, & at least 1 year of college credits
    • 4 years work experience with at least 1 year being as a foreman
    • Military experience substitutes for college

    CONTRACTOR CLASS C RequirementsBusiness

    • General and Building Contractors: $300,000 public liability & $50,000 property damage
    • Residential Contractors: $100,000 public liability & $25,000 property damage
    • Obtain Workers' Compensation Insurance
    • If credit score is less than 660 or there are unsatisfied judgments, provide a bond or letter of credit. This can be reduced by 50% by completing a 14 hour financial responsibility course.

    How do I apply for a Florida contractor license?

    To apply for a General Contractor license, contact the Florida Construction Industry Licensing Board at 850-487-1395 or visit the DBPR website. All application forms can be found on the state website.

      Application Fees:

    • Applying for initial certification between May 1st of an EVEN year through August 31st of an ODD year - $145
    • Applying for initial certification between September 1st of an ODD year through April 30th of an EVEN year - $95

      Individual Application Requirements:

    • Proof of satisfaction of liens, judgments, and discharge of bankruptcy, if applicable.
    • Electronic fingerprints

      Qualifying a Business Requirements:

    • Credit report containing a credit score (FICO derived) on the applicant from a nationally recognized credit reporting agency.
    • Credit report on the business to be qualified from a nationally recognized credit reporting agency
    • Proof of satisfaction of liens, judgments, and discharge of bankruptcy, if applicable.
    • Electronic fingerprints

    Florida Contractors must complete 14 hours of continuing education prior to each renewal. Florida may have reciprocity agreements for this license. Check with the licensing board you're applying to about reciprocity agreements for your current license.

    PASS THE STATE EXAM

    Next you will need to submit to background checks, form a legal entity, obtain all required insurance, and obtain a bond (if necessary).

    Which exam do I need to take?

    To schedule your construction exam, first obtain pre-approval with PTI by visiting floridaexam.com or call 407-264-0562. After you have been approved, you can schedule your exams with Pearson VUE at 888-204-6230.

    Division I contractors (General, Building, and Residential) must pass three examinations: Business & Finance, Contract Administration, and Project Management.
