What Is the Purpose of a Building Inspector License?

Building inspectors have a very important job in construction and in society as a whole. It will be your responsibility to ensure that buildings are safe to occupy. You do this by learning and reviewing building codes, ordinances, zoning regulations, and contract specifications. 

You will then inspect buildings at every construction phase, renovation, and alteration to assess everything from structural integrity to electrical and plumbing systems to accessibility and fire safety features. Building inspectors ensure that everything is in line with the Michigan Building Code and other regulations. 

Building Inspector Licensing Requirements

If you want to obtain a building inspector license in the state of Michigan, you must meet all of the state’s rigorous requirements, including:

• A current residential builder’s license issued by the state
• Six years of experience as a contractor in general building construction, as a skilled trades worker, or as someone in charge of structural construction

You can also obtain a building inspector license if you already have one from another state or a foreign country with experience as an inspector in building construction. All experience must occur immediately preceding your application. 

Instead of the previous requirements, you can submit seven years of experience actively engaged in general building construction, specifically in one or more of the following professions:

• Building contractor
• Person in charge of general building construction
• Project manager, superintendent, or foreman
• Skilled professional in structural carpentry, masonry, steel erection, or concrete construction
• Licensed architect or engineer under Occupational Code Article 20

Before you can obtain a license, you must take the Building Inspector Exam. This 120-minute open-book test consists of 80 questions. You must answer 60 questions correctly for a score of 75% in order to pass the exam.
