If you are applying for a real estate home inspector license, the National Home Inspector Examination (NHIE) is required. What are the Texas Home Inspector License Requirements?

Applicants must submit their applications and proof of insurance to the Texas Real Estate Commission.

All Applicants must be a U.S. Citizen or lawful resident, at least 18 years of age, and meet TREC's qualifications for honesty, trustworthiness, and integrity.

  • Sponsored by a professional inspector
  • Have fingerprints on file with Texas DPS & completed background check
  • Proof of professional liability insurance ($100,000 occurrence)
  • Mail apprentice inspector application to TREC

Real Estate InspectorReal Estate Inspector


  • At least 3 months experience as licensed apprentice inspector
  • Complete 25 inspections under direct supervision
  • 40 hours in Property and Building Inspection Module I
  • 40 hours in Property and Building Inspection Module II
  • 10 hours in Business Operations and Professional Responsibility
  • Proof of professional liability insurance ($100,000 occurrence)

Above must be completed to take NHIE Exam

  • At least 12 months of experience as a licensed real estate inspector
  • Complete 175 home inspections under direct supervision
  • Inspection Module I, II, and Business Operations Module completed
  • 20 hours in Texas Law Module
  • 24 hours in Texas Standards of Practice Module
  • Proof of professional liability insurance ($100,000 occurrence)

Above must be completed to take State Exam

How do I obtain an Texas home inspector license?

To apply for your license, contact the Texas Real Estate Commission at 512-936-3000 or visit their website. Texas requires over 40 hours of training by an approved provider. RocketCert does not currently offer this program. More information about approved providers can be found by visiting the Texas Real Estate Commission Home Inspector website.

Home Inspector Licenses in Texas expire every two years from date of issuance. Texas requires 32 hours of continuing education for each renewal cycle. The 32 hours of continuing education must also include the 8-hour Inspector Legal & Ethics and SOP Review course.

How do I pass the Texas home inspector exam?
