Application Requirements
Applicants must submit the proof of the following to the Tennessee Department of Commerce and Insurance:
- At least 18 years of age
- High School Diploma or GED
- Successfully completed the 90 hour pre-licensing requirements
- Passed the NHIE (National Home Inspector Examination) Exam
- General Liability Insurance minimum of $500,000 policy coverage
- Errors and Omissions (E&O) insurance - no minimum specified in statute

How do I obtain an Tennessee home inspector license?
To apply for your license, contact the Tennessee Department of Commerce and Insurance at 615-741-2241 or visit their website. Tennessee requires 90 hours of training by an approved provider. Tennessee Home Inspector Licenses expire every two years from the original date of issuance. Tennessee requires 32 hours of continuing education to be completed every renewal period. Proof of completion is required for license renewal in Tennessee.
