What are the Alabama Home Inspector License requirements?

    Applicants must meet at least one of the following categories and provide proof of your qualifications:

  • Category A - Membership in one of the following professional bodies:
    • American Society of Home Inspectors (ASHI)
    • Housing Inspection Foundation (HIF)
    • International Association of Certified Home Inspectors (InterNACHI)
    • National Institute of Building Inspectors (NIBI)
  • Category B - Approval or certification by one of the following agencies:
    • Southern Building Code Congress International (ICC)
    • U.S. Veterans Administration
    • U.S. Department of Housing and Urban Development (HUD)
    • Council of American Building Officials
    • International Code Council (ICC)
  • Category C - Alabama Licensure on or after 1/1/98 for one of the following:
    • General Contractor
    • Registered Professional Architect
    • Registered Professional Engineer
    • Residential Home Builder
  • Category D - Education and Work Experience
    • High School Diploma or GED
    • A high school diploma or its equivalent, work experience for at least one year as a home inspector, and completion of at least 100 home inspections for compensation.

    Applicants must also have the following items:

  • Applicants must have bodily injury and and property damage liability insurance with the minimum coverage of the following:
    • $20,000 for injury or damage to property
    • $50,000 for injury or damage, including death, to any one person
    • $100,000 for injury or damage, including death, to more than one person
    • $250,000 errors and omissions coverage
  • Notarized Application required
  • Draft of 25 home inspection reports
    • 10 of the 25 home inspection reports must be reviewed and corrected by a qualified home inspector

How do I obtain an Alabama home inspector license?

To apply for your license, contact the Alabama Division of Construction Management at 334-242-4802 or visit their website. Alabama requires 84 hours of training by an approved provider. RocketCert does not currently offer this program. More information about approved providers can be found by visiting the Alabama Division of Construction Management Home Inspectors / EIFS Inspectors Licensing Division under "Approved Pre-Licensing & Continuing Ed. Providers."

Licensed home inspectors in Alabama are required to complete 15 hours of continuing education every year. Certificate of completion will be required to renew your home inspector license, which expires annually on December 31st.
