Construction and remodeling are two distinct fields when it comes to contracting for residential improvements. While those with construction licenses may build new structures, residential remodeling professionals might be skilled at tasks such as insulation, drywall, painting, tiling, cabinetry, flooring, roofing, and siding.

In the state of Minnesota, those with a residential remodeling license are allowed to contract with homeowners to make improvements to residential dwellings by offering services under two or more special skill categories, including:

  • Excavation
  • Masonry and concrete
  • Carpentry
  • Interior finishing
  • Exterior finishing
  • Drywall and plaster
  • Residential roofing
  • General installation specialties (garage doors, pools, fireplaces, etc.)

Before you can start taking contracts, however, you will have to obtain a license from the Minnesota Department of Labor and Industry, Construction Codes and Licensing Division.

What are the requirements for obtaining a license?

Qualifying for a Residential Remodeling License

Individuals or entities that wish to engage in residential remodeling involving more than one special skill must assign a qualifying person to apply for and obtain a residential remodeling license. This individual could be the owner of the company or a partner, officer, member, or managing employee.

If you are a managing employee (business manager, general manager, etc.), you must be actively engaged in the business of residential contracting for the company applying for the license. In addition, you can’t serve as the qualifying person for another company’s license, except in cases where there is 25% or more common ownership between the two companies.

If you meet these qualifications, you can register with the Minnesota Secretary of State/Assumed Name Verification; disclose all business owners, partners, officers, and members; and submit your completed application and licensing fees. You will also have to provide proof of insurance and bonding. Finally, you must pass a state exam.

State Examination

Before you can obtain a residential remodeling license, you must first pass a state exam. This four-hour, open-book test consists of 110 questions. You must answer 70% or more correctly to pass. Topics covered by the exam include:

  • Plans and specifications
  • Energy code
  • Building planning/life safety
  • Sitework
  • Concrete and masonry footings and foundations
  • Carpentry
  • Roofing
  • Exterior finishes
  • Foam plastic insulation
  • Interior finishes

When you pass the test and obtain your license, it will remain valid for two years from the date you passed the exam, after which you’ll have to renew it. Prior to renewal, you’ll have to complete 14 hours of continuing education approved by the Department of Labor and Industry.

Preparing for Testing

Exam prep is the key to passing on your first try, so you’ll want to look for a program that covers math, plan reading, and the exam topics. It should also include practice quizzes, test simulations, and professional test-taking tips.

Look for anexam prep course that offers 24/7 remote access to materials, with coursework designed by industry experts and educators.
